PHASE I
Phase
I starts with a general introduction to the products and services
of Stoney Lake Fine Homes and Colonial Concepts Log Homes. We
will be asking a lot of questions and listening intently to our
client’s needs and wants. Phase I is completed by the presentation
of a 3D colour CAD design sketches.
INITIAL
CONSULTATION
1) The pre-design consultation meeting will
cover the client’s needs/wants and help us develop a general
understanding for square footage requirements, type and look of
construction desired, township by-laws and building lot specifics.
This meeting will be held at our Model Home sales office or preferably
at the client’s building site. A freehand sketch will be
done and a verbal estimate is given provided we have enough information
about the project at this stage.
The
client should bring pictures of ideas (magazines are great source
of ideas) and a wish list of features to be included in the home.
A survey of the lot will help us determine setbacks and building
envelope (if you have one). We will also be asking for a rough
budget for your project. There is no cost for the initial consultation.
DESIGN
CONSULTATION
2) An appointment will be scheduled to start
the design process. We will ask you key questions to further understand
your needs, your wish list, lifestyle, working budget, desired
look, elevations, floor plan, number of bedrooms, garage, future
needs, building time line, etc. Then we are in a position to begin
with the initial sketching and ballpark pricing. Through our design
process you will receive exceptionally detailed elevations of
the exterior views rendered in 3D and full colour CAD drawings,
along with floor plans complete with furniture to help you visualize
the living space.
The
design contract is reviewed and signed by the client for approval
to proceed with the 3D colour CAD design work. The design contract
includes a base deposit of $500.00 plus $0.60 per square foot,
which is applied to the purchase of your new home or cottage should
you go ahead.
Time
line – 2-3 weeks
DESIGN PRESENTATION
3) Design sketches are presented in person,
by fax or email. The client will review the designs and make any
adjustments if needed. We will make the requested changes and
resubmit them to the client for approval. Once satisfied, the
ballpark pricing is re-worked.

PHASE II
Phase
II is split into two paths, depending if your interest is in a
log home or other type of construction.
Phase II (A) covers
the process for a non-log construction and Phase
II (B) covers log home construction.
PHASE
II (A)
BLUEPRINTS
1) First a preliminary set is created and
presented to the client for review. The client is required to
review the blueprints to ensure the design is accurate to the
design sketches and that all discussed adjustments have been captured.
Any errors or omissions are revised and are presented to the client
for approval. The blueprints then have the last adjustments incorporated
and all structural components are engineered. The blueprints are
now ready for construction pricing.
Prior
to starting with the blueprints, the cost of the blueprints will
be discussed based on a square foot rate and a blueprint contract
signed.
Time
line – 5 to 8 weeks
CONSTRUCTION CONSULTATION AND PRICING
1) A second site visit may be required to
the clients building lot to confirm all aspects of the construction
such as lot access for trucks, lot preparation (tree removal,
driveway), home location, a review of local building by-laws,
foundation requirements, final grading and drainage. On completion
of the blueprints a material take off and construction pricing
will be firmed up. The construction pricing will detail all aspects
of the build including but not limited to permits, land preparation,
foundation, shell erection, mechanicals, septic, well, all interior
finishing and landscaping, etc., as requested.
A
construction pricing fee of $1,000.00 is required and applied
to the construction contract.
Time
line – 2 to 3 weeks
CONSTRUCTION PRICING PRESENTATION
2) The construction pricing is presented
at the sales office. A line by line review of all requested work
is done and any final questions are addressed. At this stage the
client has all the required information to proceed with the project.
CONSTRUCTION CONTRACT
2) A construction contract is presented
to the client for review and signature. A 10% deposit is required
at the signing of the contract. The construction start date is
now finalized and all trades are notified.
CONSTRUCTION
3) Prior to the start of construction, building
and septic permits acquired. One week before the construction
starts a further deposit of 25% is required. There after predetermined
progress payments are due upon completion of construction milestones
as listed in the contract.
Time
line – 6 to 9 months for a turn-key project
COMPLETION OF CONSTRUCTION
4) Upon completion of the project, the client
and builder will inspect the project for any deficiencies. A list
will be created and agreed to by both parties. Once the deficiencies
(if any) are rectified to the client’s satisfaction, the
list is signed off. The home will be professionally cleaned inside
and the final construction invoice issued for payment.
MOVE
IN
7) Clients move in and a nice thank you
home warming gift is given to the clients from us.
PHASE
II (B)
When you purchase a Colonial Concepts Log Home, you can purchase
the material shell package only (and construct the home yourself)
or Stoney Lake Fine Homes can provide you with all constructions
services you need.
SHELL PACKAGE MATERIAL QUOTE
1) We will provide you with a written quote
from Colonial Concepts Log Homes for a material shell package,
based on the design from Phase I.
CONSTRUCTION

CONSTRUCTION
BUDGET QUOTE PRESENTATION
3) The construction budget quote is presented
at the sales office. A line by line review of all requested work
is done and client questions are addressed.
SHELL
PACKAGE AGREEMENT AND DEPOSIT
4) At this stage clients have completed
the information gathering, have all the quotes and are in a good
position to proceed to the next phase. To go to Phase III the
client will sign a shell package agreement and provide a deposit.
A total deposit of 40% is required prior to manufacturing of the
log package. This deposit may be split depending on the length
of the delivery schedule.
PHASE
III (B)
BLUEPRINTS
1) Included with the shell package are 6
sets of engineered blueprints. First a preliminary set is created
and presented to the client for review. The client is required
to review the blueprints to ensure the design is accurate to the
sketches and quote and that all adjustments have been captured.
Any errors or omissions are reported and a revised set is presented
to the client for approval. The blueprints then have the last
adjustments incorporated and all structural components are engineered.
The blueprints are now ready for a building permit application.
Time
line – 5 to 8 weeks
CONSTRUCTION CONTRACT
2) We will meet with the client to finalize
the scope of work, i.e. partial construction or complete turn-key.
We will then provide a firm quote and construction contract. A
10% deposit is required at the signing of the contract. The construction
start date is now finalized and all trades are notified.
SHELL
PACKAGE MANUFACTURING
3) The manufacturing of the log or timber
frame package is determined based on the scheduled construction
start date. Note that the blueprints must be completed before
manufacturing can begin.
Time
line – 6 to 8 weeks
DELIVERY OF LOG PACKAGE
4) The log package delivery is coordinated
with the manufacturer to meet the construction start date. One
week prior to the delivery of the logs, the client is responsible
for payment of the remaining 60% of the log package.
CONSTRUCTION
5) Prior to the package delivery, construction
preparation is underway. Items such as permits, lot preparation
and foundation are completed. One week before the construction
starts a further deposit of 25% is required. There after predetermined
progress payments are due upon completion of construction milestones
as listed in the contract.

COMPLETION
OF CONSTRUCTION
6) Upon completion of the project, we will
inspect the house with the client for any deficiencies. A list
will be created and agreed to by both parties. Once the deficiencies

list is signed off. The home will be professionally cleaned inside
and the final construction invoice issued for payment.
